Lake Interlochen HOA Board Meeting
September 21st, 2026 6:30 @ the Sobel residence

The board met in executive session at 6:45 p.m. President Sobel called the regular meeting to order at 7:10 pm. Ralph gave brief opening remarks regarding the completion of the dam project.
Secretary’s Report
The last meeting minutes were approved and posted to the website. We have renewed our online domain name and web hosting for another year. We will continue to keep the old domain name for one more year and then let it lapse. The digital directory was updated in July. There will be one more update before being distributed by email at the end of the year.
A story from Arlington 150 Celebration about the Lake Interlochen Christmas Lights was added to the website as a news article. A resident sought to advertise a business on the Facebook group earlier this year but the request was denied by the board.
Architectural Committee
Two projects have received approvals.
- 1420 Porto Bello Ct. – a new fence was approved
- 1400 Crowley Rd. – new deck and mural approved
Please remember that all exterior projects must be approved by the ACC before work begins.
Treasurer’s Report
One household has not paid dues for 2026. One re-sale certificate was issued for a sale on Findlay Dr.
The board discussed the balances in the HOA’s accounts and the costs of the dam project. Due to the large expenses incurred in 2026 relating to the dam project, the board voted for a 10% increase to 2027 dues to help replenish the reserve account and to provide a cushion for further unexpected expenses.
Budget projections were discussed, including recurring expense items such as electricity, tilapia, chemical testing, accounting, web page, insurance, fountains, cleaning the canals, and dredging.
The HOA will increase the charge for re-sale certificate to $250.00 beginning January 1, 2027, If a HOA lien filing becomes necessary, the cost to an owner for expenses associated with filing a lien will also increase to $250.00 per lien filing.
Water Committee
Brian Dawson gave the water committee report.
Another e-coli test will be performed after there is more water in the lake noting that the last test did not pass in some areas.
The dam project is 98% complete. The necessary Corp and City approvals have been or are being received as the final tests are being performed. Concrete PSI strength relating to the dissipators is still in testing mode with final results to come.
The silo had been cleaned out and extensive preventative dredging efforts were completed behind the dam. Water is flowing through the intake pipe which was refitted with a new floating basket which prevents silt from clogging it. The flow of water into the silo and the lake has been verified.
The clean-up around the dam project, including the broken sidewalk areas, rocks and dirt, will continue and the HOA will be discussing city participation in such efforts. The board members noted what an excellent job Brian, Mark, and Ralph have done to steer this project to completion.
Old Business:
The City’s street project is finished.
New Business:
National Night Out will be Tuesday, October 6th near the Sobel residence on Porto Bello. This is your chance to come out and meet your police team as well as your neighbors.
The Christmas Lights are approaching fast so there will be more information to follow. The HOA will be contacting the Arlington PD to determine police coverage dates this year.
The next HOA meeting is the annual meeting which will be held either January 12th, 2027. The regular meeting adjourned at 9:10 pm. at which point the board met in a further executive session at that time.
